Our property management expertise

We understand that renting your home is a big decision and it requires a specialised property management team who understand the complexities of country living.

For our rural owners, not only do you need an expert property manager but also you need a real estate agent that will ensure the lease covers areas such as bores, pumps, water tanks, livestock agistment  etc as well !

At BRADYS REAL ESTATE, we consider the difference to be in the detail!

From our inventories, to inspections, final inspections, arrears monitoring and everything in between, we pride ourselves on the level of communication and detail that we provide to you as a landlord.

Our property management team are fully trained and qualified and lead by Nicola Brady who commenced real estate in 1986 and has been recognised by her ability to provide the best property management services a real estate can offer.

Call our property management team at Bradys Countrywide on 0402 222 109 between 9.00 and 5.00pm for a chat about renting your property.

What is a property condition report?

At Bradys Countrywide we believe the condition and inventory report to be one of the most important documents of property management.

The condition and inventory report  is compiled at the commencement of a tenancy prior to your tenant moving into the property and should be extremely detailed and is supported by coloured photograpahs.

This report outlines the condition of the property at the commencement of the tenancy and  is used at the last inspection.

Each item is checked off to make certain that the property is in the same condition as when the tenant took possession with exception to fair wear and tear and any conditions outlined under the tenancy  agreement and legislation.

What is a Routine Inspection?

Bradys Countrywide carries out routine inspections every three months without fail for our NSW properties and every six months for the ACT properties.

These inspections are essential to ensure that your property is being reasonably looked after and to identify any maintenance that may be required.

A copy of the routine inspection report is forwarded to you after each inspection and should it be necessary, a member of the Brady's Countrywide Property Management Team will contact you to discuss items noted on the report.

Where possible, Bradys Countrywide will also provide you with photographs at each inspection
